Regulating a piano is the process of adjusting the dimensions between the moving parts of a piano action in order to achieve the optimal performance possible.  Regulation should be performed when the felt and leather components of a piano action have become compressed or worn to a point that the action can no longer perform efficiently.  Regulation can be thought of as "tuning the way the piano plays."
